One of the core elements of title insurance is the American Land Title Association (ALTA) Owner's and Loan Policies, which cover various risks related to fraud and forgery. Key protections include the following:

1. Forgery, Fraud, and Impersonation: This coverage safeguards against instances where someone forges signatures on documents of parties involved in a transaction. Whether through impersonation or deceitful practices, title insurance protects against such fraudulent acts. Purchasers who obtain an ALTA Homeowner’s Policy have coverage against fraud and forgery beyond the policy date.

2. Unauthorized Transfers or Conveyances: Policies also cover situations where a person or entity claims ownership or a right to convey the property without proper authorization. If a transfer occurs without the rightful owner's consent, the policy protects the insured buyer’s purchase price and the insured lender’s loan amount.

3. Invalid Power of Attorney: In cases where a document is executed under a falsified, expired, or otherwise invalid power of attorney, title insurance steps in to mitigate the potential financial loss.

While title insurance offers a strong shield of protection, no system is entirely foolproof. If a fraudster successfully executes a deceitful transaction, a purchaser's owner's and lender’s loan policies provide much-needed peace of mind. These policies ensure that the sales price paid or money loaned for the property will be covered, easing the burden on the affected party and facilitating the recovery process.
